These projects generally include loft conversions, extensions, refurbishments, alterations, new builds and small housing developments.

We understand the importance of managing your cost budgets and limiting your risks.
We offer the following services on an individual or collective basis:

  • Prepare construction cost budgets.
  • Formulation of a Bill of Quantities from architects drawings and the building specification.
  • Formulate, manage and facilitate the issuing of construction tenders to suitable building companies (usually 4 number per a development).
  • Obtain references from prospective builders.
  • Peruse and advise once tenders are returned from the suitable building companies.
  • Set up a construction contract with the accepted contractor to include a payment timetable, a programme of works, a defects liability period, the withholding of retention to remedy any defects, suitable contractor insurance, possible delay penalties, and clause to protect your investment.
  • Manage stage payments to the contractor based on pre-agreed completed works milestones (once the works have been signed off as to an acceptable standard).
  • Manage and advise any costs in relation to construction variations to the original scheme.
  • Draft and agree a Final Account settlement with the contractor.
  • Manage the defects liability period and subsequent retention release to the contractor.
